What is Smart Building Control?
For a modern building to function fully, it relies on different systems such as lighting, heating, ventilation, air-conditioning, IT systems and security controls. Thanks to the advancement of technology, it is now possible to control and manage these systems using an intelligent building management system also known as Smart Building Control.

A Smart Building Control is an open-platform software that unifies the building’s systems into a single, integrated database. Using this building control, an office’s overall energy consumption is monitored closely and accurately. The system will identify where there is an excessive or unnecessary use of the office’s energy consumption. As a result, energy is consumed efficiently and performance is optimised.

What makes Smart Building Control unique from other regular building management systems is that all the system information is compiled in a single front-end interface. This feature permits one system to be controlled based on the information from another. For example, in an office setting, the lighting can be managed based on the information from the door access system.

How does a Smart Building Control work exactly?

Smart Building Control makes it possible for systems within a building to talk to each other by providing a common platform for these systems to communicate.

There are different protocols used in order to make the Smart Building Control system work. Some of the commonly used protocols are:

BACnet. This is the most common protocol used in the HVAC industry and it is an ISO standard protocol.

Modbus. This protocol was developed in the 70s. It is also an openly-published and royalty-free means of creating a system in which the underlying networks can communicate. This protocol was firstly designed for industrial use. However, it was developed further in order to be used in infrastructure, transportation and energy.

LonWorks. Back in 1999, this protocol was created to control applications. By 2010, it had already been used in more than 90 million devices and counting. Not only has it been used in infrastructure, transportation and energy but also in homes, street lighting, utilities and industrial automation. This protocols collects information and redirect it via router or ‘gateway’ that then converts it to ethernet or internet protocol (IP). The information gathered from all the systems in the building is shared over a local area network that is linked to the Smart Building Control Management system. This process is the reason why it is considered an intelligent system.

Another advantage of using this Smart Building Control is that it is connected to a graphics interface that allows the operator or professional to navigate and interrogate the system using a web browser. One can easily access and view analysis, trends and reports, as well as update schedules and manage alarms. Additionally, all data is stored in the ‘Cloud’ making it accessible to wireless devices like a smartphone, tablet or laptop.

Moreover, employing this system within your establishment can reduce energy load significantly and also allows you to control and manage energy cost. Smart Building Control Management System also facilitates safety features such as smoke extraction fans, dampers and fire doors.
